Property acquisition

We find and assess the right property for you — a home, an investment or a site — and represent your interests through the negotiation.

When it is needed

You have decided to buy, or are considering it, and want someone on your side of the table: to define what you are looking for, to see what is available beyond the public listings, and to negotiate.

Typical clients

Private clients, families relocating, entrepreneurs and investors buying in Switzerland or abroad, often from a distance.

What we do
  • Define the brief with you: use, location, budget, timing and constraints
  • Search the public market and our own mandates, and approach owners where appropriate
  • Visit, pre-select and document the properties worth your time
  • Check the essentials before an offer: land register, permits, condition, charges
  • Bring buyer and seller to agreement on price and terms, while notary, bank and advisers each handle their own part through to the deed
  • Tell you before you visit when a property we present is one we are instructed to sell, or one the company owns

Property sales & letting

We price, present and negotiate the sale or letting of your property, to a suitable buyer or tenant, with the degree of publicity you choose.

When it is needed

You intend to sell or let a property and want it priced correctly, presented well, and offered either publicly or to a selected circle of buyers or tenants.

Typical clients

Owners of residential and commercial property, heirs and companies releasing real estate.

What we do
  • Assess the property and recommend a price and a strategy
  • Prepare the documents that buyers, tenants and their banks will ask for
  • Publish the listing on Homehunt, or present the property privately, as you decide
  • Organise viewings and qualify the people interested
  • Negotiate, and coordinate through to the notarial deed or the signed lease
What you receive
  • A pricing recommendation, with its reasoning
  • A complete sales or letting file
  • Support through to the notarial deed or the signed lease, with every step documented

Property management

Day-to-day management of residential and commercial property: tenants, maintenance, facility management and reporting.

When it is needed

You own property that should be looked after properly without it taking up your time — because you live elsewhere, own several properties, or simply prefer to delegate.

Typical clients

Private owners, owners living abroad, family offices and investors holding residential, commercial or short-let property.

What we do
  • Find and select tenants, for first letting and re-letting
  • Draft and administer leases, rents and ancillary costs
  • Organise maintenance, repairs, cleaning and facility management
  • Supervise contractors and keep the property's records in order
  • Report to you on income, costs and the condition of the property

  • A management agreement with a clear scope
  • Periodic reporting on income, costs and works
  • One point of contact for tenants and contractors

Real estate strategy

For owners of several properties: what to buy, hold, reposition or sell, and when, property by property and as a whole.

Our advice concerns the properties themselves, whether held directly or through a property company. We do not advise on securities, funds or other financial instruments, and we do not manage financial assets.

When it is needed

You hold, or plan to hold, property as an investment and want a considered view of the whole, rather than deciding one property at a time.

Typical clients

Family offices, investors, entrepreneurs and private clients who own several properties.

What we do
  • Review existing holdings: use, condition, income, costs and potential
  • Set out the options: hold, refurbish, reposition, let differently or sell
  • Assess acquisition opportunities against your objectives
  • Work alongside your bank, tax adviser and lawyer, each responsible for their own field

Development & project advisory

Support for real estate projects in Switzerland and abroad, from the first study to the sale or letting of the finished units.

When it is needed

You own land or a building with potential, or are planning a project, and want an adviser who keeps in view the market the project will eventually meet.

Typical clients

Developers, landowners, investors and owners repositioning an existing building.

What we do
  • Study the site or building and the uses it could support
  • Help define the project with architects and engineers, with the market in view
  • Coordinate the parties during planning and construction
  • Plan and run the marketing, sale or letting of the units

Valuation & due diligence

An informed view of what a property is worth, and of what you should know about it before you commit.

When it is needed

Before a purchase, a sale, a succession, a refinancing or a decision to hold — whenever the price or the condition of a property matters to the decision.

Typical clients

Buyers, sellers, heirs, owners and their advisers.

What we do
  • Assess the property, its location and its condition
  • Compare it with relevant transactions and offers on the market
  • Review the documents: land register extract, permits, leases, charges
  • Point out the risks and open questions that need a specialist's answer
  • Tell you when a formal appraisal by a certified valuer is required, for example by a bank
What you receive
  • A written valuation opinion, with its basis. It is not a formal appraisal by a certified valuer.
  • A list of findings and open points

Cross-border real estate

For clients buying, owning or selling property in a country other than the one they live in.

When it is needed

You are moving to Switzerland or leaving it, buying abroad, or owning property in several countries — and the rules are not the same everywhere.

Typical clients

Internationally mobile families and executives, buyers from abroad, and Swiss residents buying abroad.

What we do
  • Explain how a purchase works locally, and what to settle before an offer
  • Check early whether restrictions on purchases by persons abroad apply — in Switzerland, the Federal Act on the Acquisition of Real Estate by Persons Abroad (Lex Koller, SR 211.412.41)
  • Bring in local notaries, lawyers and tax advisers, and coordinate their work
  • Look after the property on your behalf while you are away

Private & off-market mandates

Sales and searches conducted without public advertising, when that is what the client asks for.

When it is needed

As a seller, you do not want your property publicly advertised. As a buyer, you are looking for something specific that may not be on the market.

Typical clients

Owners who prefer not to advertise a sale, and buyers with a precise brief.

What we do
  • For sellers: present the property only to buyers we have qualified, with your agreement before each presentation
  • For buyers: search our mandates and approach suitable owners directly. Where we also act for the seller, we tell you in advance and go ahead only with the written agreement of both sides
  • Handle every exchange confidentially, within the limits set by law
  • Know who the parties are: we do not act for anyone we cannot identify
What you receive
  • A confidential process, agreed with you in advance
  • Presentations limited to counterparties we have qualified
